Anyone sold a niche business that never really got off the ground?

I've been working in the citizenship by investment/residency by investment space for about 7 years.

Over that time I built two websites, spent a lot on branding, marketing material, proposal tools, and set up partnerships with firms in different countries. I honestly put way more effort into building than selling.

The frustrating part is I never cracked client acquisition. Revenue has been close to zero, despite spending years on it.

I'm at the point where I don't know if I should give it one last push, try to sell the whole thing as a package, or just walk away and start something completely different.

Has anyone here actually sold a business like this?

Not a SaaS or ecommerce business, but a niche service business where most of the value was the brand, website, systems, and relationships rather than revenue.

Did anyone buy it, or did buyers only care about the numbers?

Just looking for honest experiences from people who've been through it.

Buyers usually care about cash flow first, but that doesn't mean your business has no value. If the website ranks well, the brand is credible, the partnerships are transferable, and the SOPs are documented, it could be a good acquisition for someone already in that industry who wants a shortcut instead of starting from scratch.

If it never got off the ground, it's not really considered a business by acquirers.

It's a hobby, some side project, some wild idea, some something else.

But it ain't a business.

But that is the MAIN part! Building the product / website isn't a big deal. AI can do it in 5 minutes.

There is no value in "brand, systems etc". The public are often most confused about this. You've done "branding". Fair enough. You haven't got a "brand" that has "value".

The value of a brand is in the sales it drives, not in how pretty the logo is.

I'm an accountant and moderator of subs like sellmybusiness and businessbroker. Do a bit of browsing in subs like those to get a feel for what will and what won't sell and what you might still be able to do to find a buyer if you're pre-revenue.

if there's no revenue there's no business. You unfortunately just built or had someone built a pretty design stuff that doesn't bring you anything. So that means that the branding, the website do not convince or the niche you are in is just not interesting or too hard to get into it. It might seem pretty, so maybe someone can have a liking to it but there's no real value in it.

CBI is a good biz but client aquisition is tough. Not sure what your method is but I am aware of someone who did it successfully and it essentially involved procuring clients from war torn or poor visa countries, which included some extensive travel to those areas as well as the spots where new visas were issued. They seemed to make it work on the basis of hard cold outreach and built a referal network that way done without marketing. Might just need to get agressive with how you find initial clients like doctors or etc. in places like these.

What would they be buying? Take your emotions out of it for a second and REALLY try to answer that question. If you can’t generate revenue doing the thing you do, then do you really think someone else is going to buy it? Let’s be very clear: the point of owning a business is to make money. The value of a business is derived from its ability to generate a consistent profit from systems that don’t require the owner/operator for success. You don’t have any proof your business can generate a profit.

Business are valued as a multiple of revenue. If there is no revenue and sales pipeline, the value is zero.

There may be value in the websites but it’s likely not much compared to the effort you put in. It’s unfortunate for you that building a website for a service business isn’t difficult now. The bigger question, is this even a niche? You spent 7 years and $$ on branding, marketing, partnerships yet there’s no revenue. People will ask what would I do differently to change that dynamic? I think you’re going to need to convince someone they can succeed where you didn’t.

i havnt been through it but u have seen a lot of small service start ups shift towards franchising instead which depending on what your in could be the next step ?

Seven years of building and near-zero revenue usually means the whole thing lived on the build side. A business with no client acquisition doesn't sell as a business, it sells as parts: the domains, the content, the partnership contacts, the proposal tools. Your best buyer is a firm already closing clients in CBI who wants your partner network and can plug it in tomorrow. Approach two or three of those directly instead of listing it anywhere.
